What's the difference between cap rate and cash-on-cash return?
Cap rate is the unlevered return — net operating income divided by price, ignoring any mortgage. Cash-on-cash return measures the return on the actual cash you invested (down payment, closing, rehab) once financing is included, so leverage can push it above the cap rate.
Which metric should I use to screen a deal?
